Delivering to your site in Sydney

Modules arrive at Port Botany and can reach most Greater Sydney sites within a couple of hours. The port connection is direct, and the road network across Sydney — while congested at peak times — is well-suited to oversized vehicle movements when deliveries are scheduled for early morning.

The real variable in Sydney is not distance but site conditions. Greater Sydney covers everything from wide-open western suburbs lots to tight inner-city terraces, and the delivery strategy changes significantly depending on which end of that spectrum your site sits on.

If you already have a site

Sydney's diversity means two blocks in the same suburb can have very different delivery profiles. A corner lot with street access on two sides is a different proposition from a mid-block lot with narrow frontage and a shared driveway. The questions that matter most are: where would the crane sit, can the truck approach cleanly, and is the overhead path clear for the lift?

If your site is in a heritage conservation area, the DA process may involve additional assessment beyond standard residential approval. That's not a barrier to prefab, but it's worth understanding the timeline implications early.

If you're still comparing sites

For Sydney, prioritise practical delivery access alongside the usual location considerations. A block in a desirable suburb can still be challenging if the street is narrow, the lot is mid-terrace, or there's no room for a crane beside the build zone. Western Sydney and newer estates tend to offer the simplest delivery logistics, while inner-city and harbour-side sites tend to need more planning.

Site suitability

What affects delivery in Sydney

Usually straightforward

  • Middle-ring and western suburban blocks with sealed road frontage and room for crane setup
  • Newer estates with wide streets, generous setbacks, and clear overhead access
  • Flat or gently sloping sites where the build pad is accessible from the street
  • Knockdown-rebuild sites with good frontage and no heritage overlay

Worth early assessment

  • Inner-city and Eastern Suburbs lots with narrow frontage, limited crane standing room, and neighbouring structures close to boundaries
  • Bushfire-prone blocks on the western fringe, Blue Mountains, or northern bushland areas requiring BAL assessment
  • Heritage conservation areas where DA approval may involve additional assessment
  • Steep sites in the Northern Beaches or harbour-facing suburbs where crane geometry and access routes need careful planning

Common site types

Typical Sydney scenarios

Western Sydney suburban

Wider streets, larger lots, and newer infrastructure make these some of the most straightforward sites for modular delivery across Greater Sydney.

Inner city or Eastern Suburbs

Tight lots, narrow streets, and close neighbours mean crane position and lift path need early assessment — transport distance from Port Botany is short but on-site logistics matter more.

Northern Beaches or North Shore

Mix of established suburban blocks and steeper harbour-facing sites. Good road access in most areas, but slopes and mature vegetation can affect crane setup.

Western fringe or Blue Mountains

Bushfire mapping, slope, and longer private access roads are the main feasibility questions. Beautiful sites that reward early logistics review.

Local considerations

Building requirements in Sydney

Local council

Various — depends on your site location

Climate zone

Zone 5 — warm temperate

Bushfire

Western and northern fringe suburbs (Blue Mountains, Hornsby, Sutherland Shire bushland) often sit within bushfire-prone land maps. Most inner and middle-ring suburban blocks are outside mapped zones.

Wind rating

Standard N1/N2 for most suburban sites. Exposed coastal and harbour-front blocks may require N2 or higher. Elevated ridge-top sites in the west may also need wind assessment.

Site access

Highly variable across Greater Sydney. Inner-city and Eastern Suburbs blocks can be tight for crane access. Western Sydney suburban blocks are generally more straightforward with wider streets and larger lots.
